Description

The property is situated on the outskirts of the historic market town of Newcastle Emlyn.

The towns boast many wonderful shops bars and restaurants for you to enjoy during your holiday and can be reached in under a mile.

Cenarth can be reached within three miles where you can visit the beautiful Cenarth falls or perhaps sample some of the delicious Caws Cenarth.

Cardigan is just 8 miles away or Carmarthen can be reached in 16 miles.

If you want to escape the country and head to coast Aberporth can be reached in just under 9 miles and Poppit Sands or Llangrannog are just a couple of miles further.

From here you can enjoy a day at the beach or explore the many miles of coastal path.

Enter the property through the front door and you are welcomed into a wide hallway with ample space for shoes and coats plus a desk and printer has been provided for you to work at or browse the internet for nearby treasures.

Off the hallway there is the lounge which benefits from floor to ceiling views out over the garden and onto the River Teifi - occasionally some cattle may even pop their head up to say hello too! There are two comfortable sofas plus two separate armchairs so the whole family can sit around and relax in the evening whilst watching the Smart TV with a basic Sky TV package.

A table and chairs have been provided to enjoy board games or a cup of coffee as you plan your next outing.

The kitchen/diner is equipped with a double electric oven and induction hob fridge microwave and coffee machine.

There is a dining table with space for all guest where you can enjoy a meal with waterside views - or open the bi-fold doors and enjoy your dining alfresco.

Just off the kitchen there is a sun room to the front of the property with comfortable furniture to enjoy an afternoon in the sun perhaps reading book or just taking in the rays.

Just down the hall from there is access to the double garage where there is ample room for storage of bikes kayaks or other outdoor equipment and a sofa that has been provided as a dog bed.

Further down this hallways there is a utility room with a washer/dryer and a stand-alone fridge/ freezer and a separate WC with wash hand basin.

There are two bedrooms on the ground floor the first of which is double room with French doors opening out onto the balcony and comes with ample wardrobe and drawer space.

The second bedroom is a twin room with a garden view and plenty of storage.

Completing the ground-floor area is a shower room with a shower and WC.

The property has been adapted so there is a through floor lift available from the ground floor to the first floor - this is only to be used if needed for access and the staircase should be used in all other cases.

On the first floor you ll find the third bedroom which is a twin with two double beds - perfect for older children two adults or as a family room.

There is built-in storage in the bedroom and on the landing so you have plenty of space for your belonging.

Completing the first floor is a wet room complete with a bath separate shower and WC there is a shower stool available if needed.

To the rear of the property a decked area has been provided with contemporary garden furniture and a gas BBQ for you to enjoy on a warm day overlooking the river.

The garden wraps around the house and is laid to lawn and there are well-established flower beds dotted around the property as well as a vegetable garden.

Please be advised the garden area is not enclosed and there is a four foot drop over the grass verge - particular attention would need to be paid to young children and dogs.

To the front of the property is a driveway with double access and space for up to six vehicles.

There is additional garden space and seating areas to the front of the property as well as a pond area - the large hedgerows shield you from view of the road and the gates can be closed at either end of the driveway.
