Situated in a quiet cul-de-sac within walking distance of Instow’s sandy beach, this bungalow is in the perfect position to make the most of the village's pubs, cafe, restaurants and superb deli. It's also close to the Tarka Trail where you can enjoy scenic, traffic-free cycling and walking. If you fancy a change of scenery, why not visit one of the many sandy beaches that North Devon has to offer? Nearby Westward Ho! is great for surfing with its unique pebble ridge, sandy beach and rock pools. Further afield, you can explore the many attractions North Devon has to offer including The Big Sheep, The Milky Way Adventure Park and much more.
On entering the property through the side porch, step up into the entrance hall which is an ideal spot to kick off shoes and boots, hang coats, or for the dog to bed down. Through to the left is the lounge where you can enjoy superb views over Instow and the river in the distance. After a day exploring the area, you can look forward to relaxing on the comfortable sofas and watching a movie or your favourite channel on the Smart TV. There is also a dining table which comfortably seats six so you can enjoy meals all together. Heading back through the entrance hall, you will find a well-equipped kitchen/diner with everything you need to cater for any mealtime, including an electric oven and hob, microwave, fridge/freezer, dishwasher, washing machine and coffee machine, and a table seating four - perfect for breakfast. On the ground floor, you will also find three comfortable bedrooms: a super-king-size zip-and-link (can be made into a twin on request), a king-size bedroom and lastly a smaller room with bunk beds. The bathroom completes the accommodation with a shower over the bath and WC.
Stepping outside, you have a variety of areas to enjoy. At the rear of the property is a decked patio with garden furniture and loungers. There is also a raised lawn area, leading to a further lawn area with a swing. Please note, the garden is made up of varying levels with a small number of steps to reach each. Off the decked patio, steps lead to the garage which has plenty of storage and a condenser dryer, as well as a paddling pool, pump and hose for those hot summer days. The whole plot is enclosed and so it's ideal for those bringing their four-legged friend. There is secure storage for bicycles and surfboards as well as a rack for hanging wetsuits. You'll also find ample off-road parking for three cars.
